FAQ’S

What are the requirements for obtaining a Georgia real estate license? To qualify for a Georgia real estate license, you must: ● Complete a 75-hour salesperson pre-license course. ● Pass the course exam. ● Pass the state exam with a score of 72% or higher. ● Be at least 18 years old and have a high school diploma or GED equivalent. ● Obtain a certified criminal history report (GCIC), dated within 60 days of applying for your license. ● Complete and notarize the Lawful Presence Verification Form, as required by the Georgia Real Estate Commission (GREC).

Where can I find information about the state real estate exam? The PSI Real Estate Candidate Handbook offers detailed information on exam pricing, testing locations, and procedures for taking the state exam. Exams are administered on weekdays at Georgia testing centers. ● Current exam fee: $119 (payable at registration) ● License fee: $170 (due when picking up your license after passing the state exam) (Note: Fees are subject to change.)

Can I Work in Sales or Leasing for a Builder or Developer with an Inactive Real Estate License? No, GREC requires an active real estate license to engage in any real estate activities, including leasing or selling properties.

What happens if I miss any classes? GREC requires attendance for all 75 hours of class time. Any missed time must be made up before taking the course final exam: ● Less than 12 hours missed: Make up the time by attending a CRAM course at your expense. ● 12 or more hours missed: You will be dropped from the course and must re-enroll, paying an additional fee to retake the course.

I Passed the Salesperson’s Exam. Is There a Time Limit for Obtaining My License? Yes, you must apply for an active or inactive license within 90 days of passing the exam. If you wait longer than 90 days, the license fee will double. If more than 12 months pass, you may be required to retake the state exam. For additional information, contact GREC at 404-656-3916.

Can I get a real estate license in another state by reciprocity? Yes, some states offer reciprocal licensing. To learn more about non-resident requirements, contact the licensing authority in the state you're interested in.

What happens if I fail the school final exam? To pass the course, you must score at least 72% on the school final exam. If you don’t pass on your first attempt, you can retake the exam once at no additional charge. All exams must be completed within 3 months from the course start date. If you fail the retake, you’ll need to repeat the entire course, as previous hours cannot be transferred. Re-enrollment fees will apply

When can I start working after passing the salesperson's exam? You can begin brokerage activities once you’ve submitted your wall certificate and pocket card to your affiliated brokerage firm.

Can I obtain a real estate license with a criminal conviction? Yes, you can apply, but you must submit a Background Clearance Application to GREC, which can be found on their website or in the PSI Candidate Handbook. GREC will review your application and decide whether to approve or deny it based on your specific circumstances.
